A double hung window should glide up, stay put, and come down with two fingers. When it sticks, slams shut on its own, or will not open at all, the culprit is almost always the balance system or the hardware, not the window itself. We repair both sashes, the balances behind them, and the locks and lifts, so the window works the way it did when it was new.
The balance is the spring mechanism hidden in the frame that carries the weight of the sash. When one fails, the window falls shut or refuses to stay open, and people often assume the whole window is done. It is not: a balance replacement is a routine repair we do constantly across North Bay and Astorville.
Older double hung windows with sash cords and weights get the same care. We replace worn cords, free up seized pulleys, and get heritage windows moving again without losing their character.
While the sash is out we check the glass and seals too. If a pane has fogged, a thermal seal repair at the same time saves a second visit, and cracked panes are covered under glass replacement.
