Window balances do their work out of sight, tucked into the jamb on each side of the sash, holding its full weight every time you open the window. After years of cycles they stretch, snap, or lose tension, and suddenly a window that floated open now crashes shut. Replacing balances is precise, spring-loaded work, and it is one of the most common repairs we do.

Balances come in several types: coil springs, block-and-tackle assemblies, and spiral tubes, each with its own sizing based on sash weight. We identify the type, match the correct replacement, and install it tensioned properly so the sash sits wherever you leave it. This is the core fix behind most double hung window repair calls.

Balances rarely fail alone. A window that has been forced up and down on a dead balance often has worn tilt-latches or a racked sash, so we check the surrounding hardware while the jamb is open. If the glass has fogged over the years too, we can fold a thermal seal repair into the same visit.

What exactly is a window balance?
A spring-loaded mechanism hidden in the window jamb that counterweights the sash. It is what lets you lift a heavy sash with one hand and have it stay exactly where you leave it.
Why do you replace balances in pairs?
Each sash rides on a balance at both sides. If one has failed, its partner has the same age and wear, and mismatched tension makes the sash travel crooked. Replacing the pair costs little more and the window runs true.
Is a broken balance dangerous?
It can be. A sash with no support can fall unexpectedly, which is a pinch hazard for kids and pets. If a window will not stay open, prop it closed and give us a call.
How much does balance replacement cost?
It depends on the balance type and sash size, but it is a small fraction of replacing the window. The estimate is free and includes parts, labour, and cleanup with no hidden fees.
How long does the repair take?
